Your 2026 Numbers Are Talking. Are You Listening?

It’s late October. 2026 is almost done.

Which means it’s time for the thing most agents avoid like a seller who wants $400K over comps.

Look at your numbers. The real ones.

Not the ones you say at the office party. Not the “it was a weird market” ones. The real ones.

I used to be a CPA before I spent 30 years listing homes in San Francisco.

Here’s what I learned in both jobs: numbers don’t lie. People do. Mostly to themselves.

So before you write your 2027 business plan, pull this together:

  • How many listings did you take? How many sold?

  • Where did each one come from? Was it a plan, or was it luck?

  • How many days did you actually do the work you said you’d do? Be honest.

  • How much did you make? And how much did you keep?

Then ask yourself:

What did you do right? Be specific. “I worked hard” doesn’t count.

What did you do wrong? Not the market. Not your broker. You.

What should you change? Same plan, same result. That’s not a strategy. That’s a rerun.

What should you add? A new source of listings? A system? A person?

What is your weak spot? You already know it. It’s the one you wanted to skip.

Most agents never answer these. They copy last year’s plan, change the numbers, and hope. Then they act surprised in October.

Here’s my offer.

Once you write your 2027 business plan, send it to me. I’ll review it for free.

I’ll tell you what’s strong, what’s fluff, and where you’re kidding yourself. No pitch. No pressure.

Just a straight read from someone who’s done this for 30 years.

Don’t wait until your plan is “perfect”. You’ll write a better plan knowing someone’s going to read it.
