I Just Sold a House $1M Over Asking. Here's the Part Nobody Tells You.

I just sold a listing $1 million over asking price. Sixteen days, start to finish.

Sounds like a market story, right? Hot market, easy win, right place right time.

Wrong.

That deal didn't close because the market's on fire right now.

It closed because I priced it right, negotiated hard, and managed two agents and two very nervous clients like it was my full-time job. Because it is.

Here's what 30 years of doing this has taught me: a hot market doesn't make your job easier.

It makes it more crowded. More offers. More competing agents, all scrambling at the same time you are. More money on the table, which means more nerves to manage on both sides of the deal.

A good market doesn't replace skill. It exposes who doesn't have it.

I've watched agents blow deals in great markets because they figured the market would carry them.

It won't. Pricing, negotiation, and managing people under pressure — that's the actual job, in any market.

If you're an agent who's tired of hoping the market bails you out, and you want a real system for winning listings without cold calling, hit reply.

I'd love to hear where you're at.
