Small confession.

I've been calling The Listing Collective a "coaching program" for a while now, and honestly, that's not what it is.

I want to explain why, because it changes what you should expect from it.

Most real estate coaching sells motivation. A pep talk on Monday, a script to practice, some role-play, and you're on your own by Wednesday.

It feels good for a day. It doesn't build a pipeline.

What I actually built is a system.

The same one I use as an active listing agent in San Francisco, not something I dreamed up in a workshop.

It's got a name for every part of it — your listing streams, your Listing Score, your daily minimum standards — so you always know exactly where you stand and what to do next.

Not vague advice. An actual machine.

Here's the part I'll stand behind: it's built around how you want to work.

Some agents build their listing streams around CPAs and attorneys. Some around expireds. Some around their sphere or probate. The system underneath is the same, but nobody's forced into cold calling they hate.

And I'm not guaranteeing you a closed listing — nobody controls a seller's timeline, including me.
